The yearly service keeps the boiler safe, efficient and under warranty. Here is what actually happens during the visit.
What happens during the £79 visit
Safety checks
Gas pressure, combustion readings, flue route and integrity, seals and controls — all checked to current Gas Safe standards. Anything outside tolerance is flagged and discussed.
Appliance inspection
The heat exchanger, burner, fan, condensate trap and general condition of the boiler are all inspected. Any visible wear is noted and explained before leaving.
Written service record
You receive a service record at the end. Useful for manufacturer warranty, landlord compliance, insurance and keeping a clear history of the boiler’s condition year on year.

Service FAQs
How long does the service take?
Normally between 45 minutes and an hour for a standard visit. If there are any issues or additional checks needed, it can take a little longer — but you will be told before anything extra is done.
Does servicing include parts?
The £79 fixed price covers the labour and the standard service visit. If any parts need replacing, that is discussed and quoted separately before anything is ordered.
How often should a boiler be serviced?
Once a year. Most manufacturers require annual servicing to keep the warranty valid. For landlords, an annual gas safety check is a legal requirement regardless.
What if the boiler fails the service?
If a safety issue is found, it will be explained clearly. In some cases the boiler may need to be turned off for safety. Any further work is quoted and agreed separately — nothing is done without your go-ahead.
